Tempe Real Estate Stats

The Tempe Arizona real estate market is unique because it is "land locked" as it is bordered on all sides by other cities like Mesa and Chandler. This means it has no potential for expansion. New residential single family detached construction is rare here. 
 

 

One thing to look at as far as Tempe real estate market trends is the price that houses are actually selling for as compared to how much they are listed for. Look at how that gap has been closing! 

 

 

 

Another important factor in looking at Tempe real estate market trends is how long homes were on the market when they actually sold. This is called days on market and is often referred to as DOM. What a roller coaster ride!

 

 

 

 

The final way I like to evaluate what is happening as far as Tempe real estate market trends is by showing how many homes have sold versus how many are currently listed at any given time. I also like to throw in how many homes are pending sale as well as how many new listings that there are when doing these quarterly Tempe real estate stats.

 

 

 

 

Has the Tempe Arizona real estate market has hit the bottom yet? Only time will tell. But it is my opinion that when the market returns Tempe should see higher than average increases in price making this city one of the best (if not the best) in the Phoenix metro area for return on investment. Keep your eye on the Tempe real estate stats over then next few quarters!

Another thing to notice is that when the market started to fall, it began in the outlying areas such as Queen Creek and Maricopa. Wouldn?t it make sense if we saw the first signs of recovery there too? Perhaps you should yake a look at what is happening there!
