Mesa Real Estate Stats

There is no real great news as far as Mesa real estate market trends. But I still believe we are near the bottom of a bell shaped curve.

 

One thing to look at is the price that houses are actually selling for as compared to how much they are listed for. Throughout the valley we have seen a large disparity between list price and sold price. That gap has been closing not only in Mesa, but in the valley as a whole. This is good news.


 

 

 

Another important factor in looking the Mesa real estate market trends is how long homes were on the market when they actually sold. This is called days on market and is often referred to as DOM. Low DOM is good for sellers.

 

 

 

 

The final way I like to evaluate what is happening with Mesa real estate market trends is by showing how many homes have sold versus how many are currently listed at any given time. I also like to throw in how many homes are pending sale as well as how many new listings that there are.
